We do a thorough comparative market analysis (CMA), which will help us determine a price range in which your home should sell.

What is a CMA?

In the CMA, we look at similar homes to yours, which have recently sold and are currently active on the market.  Being data-driven is critical in determining the appropriate listing price as well, taking into consideration the current competitive landscape and market activity.  Our analysis will be objective and we will advise on a strategic listing price.  The best strategy is one that is collaborative with our clients.

  • In our vast experience with sellers, over-pricing occurs because:

    • They think there should be some “wiggle room” for negotiation

    • They hope that someone will pay more than what the market is dictating

    • They need to net out a certain amount for selling their home

    • They include every upgrade and renovation in coming up with the listing price

    • Make sure the house is clean and smells fresh with no odours from cooking and pets

    • Make sure all beds are made and there is no laundry on the floor

    • Hide unsightly things like laundry baskets, garbage cans, vacuums, etc.

    • Remove as many "personal effects" as possible (pictures, things hanging on the fridge, etc.).

    • Make sure the kitchen is clean and dishes are either in the dishwasher or put away

    • Tidy up the bathrooms- put away toothpaste and brushes, etc.

    • Give the floors a quick sweep and vacuum if necessary

    • Turn lights on so the buyers walk into a bright home and all light bulbs are working (for brightness)

    • If you have pets, make sure they are out of the house or are secured

    • For curb appeal, make sure the garden and the yard are in tip-top condition
